Many people assume their commercial properties only get damaged during the winter months, but your building can become damaged all year round from a variety of factors. Check out all 4 seasons of building damage and ways you can overcome it.

What damage can I expect in all 4 seasons?

In the UK we experience a wide range of weathers throughout each season, from freezing, raining and mist to sunshine and humidity. While it is absolutely lovely to live in, it can wreak havoc on the exterior of your commercial property. From fading to erosion, we are going to go through each season and cover ways you can make your commercial building look brand new.


Short days, freezing mornings, wet and windy days are all weather we experience through the winter months, but ensuring your building isn’t damaged by this weather is hard.


One of the most common damages to a commercial property in the winter months is freezing or bursting pipes. As an on site manager there are a couple of steps you can take to prevent this from happening but unfortunately, they will not always work. If they do burst is can cause you thousands of pounds worth of damage. We always recommend having a commercial plumber on hand to help.


If your commercial building has a flat roof, there is more of a chance for your roof to collapse in heavy rainfall or snow. The build-up of weight can cause it to buckle under pressure. A roof system collapse can not only cause extensive damage and cost you a significant amount of money, but it can also pose a real health and safety risk potentially injuring members of staff, visitors or passers-by.

A collapsed roof isn’t the only thing you need to worry about, as snow, ice and torrential rain often cause a significant amount of leaks. Ice dams often create these leaks. Ice dams form when a ridge of ice builds along an edge of a cladding panel that may have already been weak or damaged. The collection of ice then stops any excess water from being able to escape and drain as it normally would. We always recommend during the winter months to go outside even if you do not want to, to check the roofing systems and assess any damage. What once might have been a small but if cut edge corrosion can often take up the whole panel in the space of a couple of weeks. Cladding damage can be relatively expensive if you do not treat it in time, as you may be required to replace the panel. To get the most out of your roofing systems we suggest cladding a contract to come out and apply a roof coating, by applying a coating you can not only make your roofing system look better, but it also coats it with a protective layer preventing it from corroding, therefore increasing the lifespan of your roofing system.


Cladding is an integral part of your commercial property; it provides your building with an external shield from all the elements the weather throws at it. Which is why it is paramount your cladding is in the best condition possible; otherwise you could experience further issues such as internal damage.

During the autumnal months, we experience a significant amount of acid rain. This rain forms from the pollutants around your industrial areas and is principally sulphur dioxide and nitrogen oxides, which can be extremely harmful to the exterior of your proport. To keep your cladding panels in the best condition for winter you will want to consider on site spraying, it best to schedule this in during summer months to prepare your building for summer.



During the summer months, we do a lot to protect our skin from the suns rays, but we do nothing for commercial properties. So, as you can imagine the sun can significantly deteriorate the paint on your cladding. The suns rays bleach the paint and can cause them to fade a fair bit; some colours are worst for this damage such as reds, yellows and other brighter colours. Due to the sun being on different parts of the building for different durations of summer, it can often leave your commercial building looking patchy. To ensure your building is looking in tip-top condition you may want to consider on site spraying, but check with the contractor to see what kind of warranty or guarantee they provide. Should your cladding fade before then, you can have it resprayed with no cost.


Insects and other animals can be a real pain when it comes to commercial buildings. Bird droppings, nests and scratching of paint can lead to a number of problems for example paint flaking. These types of issues seem to be more prevalent in the warmer months, which is why we recommend during the summer months book in your local pest control contractor to come and assess the site. Cut Edge Corrosion

Cut edge corrosion is more likely to occur during spring as the weather is unpredictable. One minute there could be glorious sunshine and then the next strong downpours. This constant change in weather can cause the edges of the cladding to corrode at a faster rate, so to prevent this from happening you may want to think about having cut edge corrosion treatments.

Keep on top of maintenance

Unfortunately, your commercial property is always exposed to weather damage. Each season presents another danger to your building, which is why regular maintenance is paramount. Whether it is on site spraying, cladding repairs, treatments or cleaning you should have it booked in every couple of years. By doing so, the exterior of your commercial building will last you much longer than expected.
